Project Brief

KeRi Engineering provided full MEP design services for the modernization of The Octagon, a historic residential building constructed in 1934 with approximately 500 apartments. The final design modernized the building while preserving its historic character, improving accessibility, system reliability, and long-term resident satisfaction.

The scope included upgrading MEP systems for amenity spaces to improve functionality, energy efficiency, and occupant comfort, along with ADA-compliance upgrades throughout the building, including modifications within apartment units and common areas. The design incorporated ADA-compliant restroom and kitchen layouts, new energy-efficient appliances, a new natural gas piping distribution system, automatic door operators at primary entrances, new mechanical systems serving the amenity areas, and an upgraded pool heating system.
