Project Brief

Spectrum for Living provides residential homes and supportive housing for people with developmental disabilities. KeRi designed standby power for the apartment buildings on three of its New Jersey campuses, in Closter, Ringwood and River Vale, carrying each campus from pricing and review sets through the permit set.

At Closter, a 150 kW Cummins generator serves two buildings and the office through ten transfer switches, fed by two new 1,000 gallon propane tanks. At Ringwood, 125 kW and 80 kW natural gas generators serve three buildings through ten transfer switches. At River Vale, two 150 kW natural gas generators serve five buildings through seventeen transfer switches. Each generator sits on a new concrete pad with underground feeders to new emergency distribution panels, and a dedicated 100 A transfer switch at each apartment's existing tenant meter delivers standby power without disturbing individual metering. KeRi sized the gas piping for loads up to 1,915 MBH per site, including runs of up to 375 feet to the existing gas mains, and worked through township and utility reviews at each campus.

What We Engineered

Standby power across three residential campuses:

  • Five standby generators totaling 655 kW across ten buildings
  • 37 automatic transfer switches, one for each apartment and office
  • New emergency distribution panels with underground feeders
  • Natural gas piping at Ringwood and River Vale, and two 1,000 gallon propane tanks at Closter
  • Generator pads, controls conduit, battery charger and block heater power
  • Township and utility coordination at each campus

The Challenge

Residents who depend on daily support needed power kept on in their own apartments, across three campuses with different buildings, utility services and township requirements.

Our Solution

KeRi sized a generator plant for each campus and gave every apartment its own transfer switch behind its existing meter, so standby power reaches each home without changing how it is billed.
