Project Brief
KeRi designed the HVAC replacement for the 135-unit Passaic Towers apartment complex. The work involved removing the existing 800-Ton chiller and its associated cooling tower along with the old, inefficient low-pressure fire-tube steam boilers, and removing the existing fan coil units with their associated piping and power. KeRi developed options to replace the existing system with a new high-efficiency VRF system and a cost-effective PTAC system, and upgraded the electrical system to convert from master metering to individual tenant metering.
MEP Engineering Scope

What We Engineered
HVAC replacement and electrical metering upgrade for the 135-unit complex:
- Removal of the existing 800-Ton chiller, cooling tower, and low-pressure steam boilers
- Removal of existing fan coil units, piping, and power
- New high-efficiency VRF system option
- Cost-effective PTAC system option
- Electrical upgrade from master metering to individual tenant metering
The Challenge
Replacing an aging 800-ton chiller plant and steam boilers at a 135-unit complex meant choosing the right system and shifting residents to fair, individual metering.
Our Solution
KeRi removed the old chiller, cooling tower, boilers, and fan coils, developed high-efficiency VRF and cost-effective PTAC options, and upgraded the electrical from master metering to individual tenant metering.
