Project Brief

The Borough of Roselle added a proper women's facility at its police headquarters on Chestnut Street, combining the existing men's and women's restrooms in the basement into a new women's toilet and locker room with a storage closet. KeRi was the MEP and fire protection engineer to DMR Architects, carrying the work from construction documents through submittals and RFIs.

The design made the most of what was already in the walls. The new ADA wall-hung water closet reuses the existing rough-in and carrier, new vent piping ties into the existing stack in the pipe chase, and only the floor needed for the new shower, lavatories and floor drains was saw cut. The shower is fed through a thermostatic mixing valve limited to 105 degrees F. The existing exhaust fan and main ductwork were kept and protected, with new supply and exhaust diffusers on flexible branches to suit the new ceiling. Concealed pendant sprinkler heads were laid out for the new rooms, the existing horn strobe was relocated, and new lighting and power were circuited from the existing panel.

What We Engineered

MEP, fire protection and fire alarm for the locker room renovation:

• ADA water closet, lavatories, shower and floor drains, reusing the existing rough-in and vent stack
• Thermostatic mixing valve protecting the new shower
• Existing exhaust fan and main ductwork reused with new diffusers
• Concealed pendant sprinkler heads for the new rooms
• New lighting and power, with the existing horn strobe relocated

The Challenge

Two small basement restrooms had to become a full women's toilet and locker room with a shower, without rebuilding the building's plumbing or ventilation.

Our Solution

KeRi reused the existing carrier, vent stack, exhaust fan and main ductwork, adding only the new fixtures, diffusers, sprinkler heads and circuits the rooms needed.
